Tishman brokered the lease renewal of 625,000 square feet of space for HBO’s headquarters resulting in a 20-year commitment. At the time, Times Square’s revival was in full swing and Tishman had enjoyed considerable success in this market, including completing many of its landmark projects. Not only did Times Square naturally fit HBO’s image, but also the expiration of their existing leases necessitated the evaluation of alternative options. The deal Tishman put together also included base building upgrades, significant tax incentives, additional connections between adjoining buildings and expansion options. The terms, which were negotiated well in advance of expiration and in a rising market, locked in costs, provided growth opportunities and secured the consolidated headquarters HBO was looking for.
